What Drives the Cost of Epoxy & Concrete Flooring in Mid-Michigan
Homeowners and shop owners around Frankenmuth ask us the same thing first: "What's this going to run me?" Fair question. But if a contractor gives you a firm number over the phone before seeing your slab, be careful. A coated or poured concrete floor is only as good as the concrete underneath it and the prep that goes into it, and neither of those is visible from a photo. What we can do honestly is walk you through the things that actually move the price up or down, so when you get a quote it makes sense instead of feeling like a guess.
The condition of your existing slab
This is the biggest single variable, and it's the one people underestimate. A newer garage slab that's flat, dry, and free of major cracks is cheap to coat. An older slab with spalling, pitting, oil staining, previous failed coatings, or wide cracks needs repair work before anything goes down. Filling cracks, grinding off an old peeling epoxy, patching pitted areas, and rebuilding a worn control joint all add labor. None of it is optional if you want the finish to last. Skipping slab repair to save money is the fastest way to end up recoating in two years.
Surface preparation
Prep is where good floors are made, and it's a real line item. Coatings don't stick to smooth or contaminated concrete on their own. We mechanically profile the slab, usually by diamond grinding or shot blasting, so the coating bonds into the surface instead of sitting on top of it. A garage that's had oil, road salt, and tire grime soaking in for a decade takes more cleaning and grinding than a clean new pour. The bigger and dirtier the floor, the more prep hours, and prep is the step nobody should cut. Moisture in the slab
Michigan's humidity, high water tables in spots, and slabs poured without a proper vapor barrier all mean moisture is a live issue here. Concrete that pushes moisture up from below (hydrostatic pressure) will lift a standard coating right off the floor. We test for this. If your slab reads high, you need a moisture-tolerant primer or a vapor-mitigation system, and that changes the material spec and the cost. It's not upselling, it's the difference between a floor that holds and a floor that peels. A dry, tested slab keeps things simpler and less expensive.
Size, layout, and access
Square footage is the obvious one, but layout matters too. A wide-open two-car garage is efficient to coat. A floor broken up by posts, floor drains, steps, a lot of edging and cut-in work, or tight access takes longer per square foot. Very small jobs sometimes cost more per foot than large ones because mobilization and setup are close to fixed regardless of size.
The coating system you choose
There's a real range here, and it drives both price and performance. A single-coat product is one thing; a full system with a moisture primer, a base coat, broadcast flakes or quartz, and a UV-stable topcoat is another. Polyaspartic topcoats cure fast and handle Michigan cold better than standard epoxy but cost more in material. Polished concrete is a different process entirely. Michigan seasonality
Temperature and humidity at install time affect which products we can use and how the schedule looks. Standard epoxy doesn't cure properly below certain temperatures, so a cold, unheated garage in January limits your options or requires heat and a fast-curing system. This is a real climate constraint, not a sales tactic. Planning the work for the right conditions, or spec'ing a cold-tolerant coating, protects the result. How to get an accurate quote
Get someone on-site. A real quote comes from looking at the slab, checking it for moisture, measuring the space, and asking how you actually use the floor. Any of these will shift the number, so a walkthrough is the only way to price it honestly:
- The age and condition of your concrete, including cracks and past coatings
- Moisture test results
- Total area plus the amount of edging, cut-ins, and obstacles
- The coating system that fits your use and your budget
- The season and the temperature of the space at install
