Epoxy vs. Polyaspartic vs. Polished Concrete for Michigan Garages
If you're standing in your Frankenmuth garage trying to decide how to finish the floor, you've probably run into three names: epoxy, polyaspartic, and polished concrete. They get talked about like they're interchangeable. They aren't. Each behaves differently in Michigan's cold, our road salt, and the humidity that comes off the Saginaw Bay area, and each fits a different owner. Here's the honest breakdown, including where each one falls short.
The three systems, plainly
Epoxy is a two-part resin that bonds to prepared concrete and cures into a hard, thick film. It's the classic garage-floor coating, usually finished with decorative flakes and a topcoat. On its own, standard epoxy is durable and affordable but has two real weaknesses: it's slow to cure in cold temperatures and it ambers (yellows) under UV light.
Polyaspartic is a fast-curing coating, technically a type of polyurea. It's often used as the topcoat over an epoxy or flake base, or as a full system. It cures fast even in cold, stays clear under sun, and resists chemicals and abrasion well. The trade-off is material cost and a short working time that demands an experienced installer.
Polished concrete isn't a coating at all. It's your existing slab mechanically ground and refined with progressively finer diamonds, then densified and sealed. Nothing sits on top to peel. It's extremely durable and low-maintenance, but it only looks as good as the slab you start with, and it doesn't add the color or flake look many garage owners want.
Cold cure: the Michigan dealbreaker
This is where a lot of good-looking floors go wrong here. Standard epoxy needs the slab and air to stay above a minimum temperature for hours while it cures. In an unheated Michigan garage from late fall through early spring, that's a problem. Cure it too cold and you get a soft, hazy, or incompletely hardened film that fails early. Polyaspartic wins here. It cures fast across a much wider temperature range, so a same-week install in a cold garage is realistic. Polished concrete sidesteps the issue entirely, since there's no chemical cure waiting on temperature, though the densifier and sealer still have their own conditions.
UV stability
Garages with windows, open doors, or attached carports get sun. Standard epoxy yellows over time under UV. If your floor is a solid light color you'll notice it. Polyaspartic is UV-stable and holds its color and clarity, which is a big reason we so often use it as the topcoat. Polished concrete has no film to discolor, so UV is a non-issue.
Salt resistance
Michigan drivers track in a slurry of road salt and brine all winter, and it pools under the car. Salt is hard on bare and sealed concrete over time. A quality coating system, epoxy base with a polyaspartic topcoat, gives you a non-porous surface that salt can't soak into, so you wipe it up and move on. Polished concrete resists salt better than bare concrete because it's densified and sealed, but the sealer needs upkeep and the surface is still less impervious than a full coating. If salt exposure is your main concern, a sealed coating system has the edge.
Downtime
How fast can you park on it again? This matters more than people expect, especially if it's your only garage.
- Polyaspartic: fastest. Many full polyaspartic systems are ready for foot traffic and vehicles within about a day.
- Epoxy: slowest to full cure. Plan on several days before you drive on it, and longer in cold weather.
- Polished concrete: moderate. It's a multi-step grinding process, so the labor takes time, but there's little cure-wait once it's done.
When each one wins
Choose epoxy (with a good topcoat) when: you want the classic flake look and color, the install can happen in reasonable temperatures, and you want strong durability at the friendliest price. A standalone standard epoxy with no UV-stable topcoat is fine for a closed, shaded garage but not our first pick for a sunny or cold one.
Choose polyaspartic when: you need a fast turnaround, you're installing in cold weather, the floor sees sun, or you want the best salt and chemical resistance and are willing to pay more for it. For most Michigan garages we lean on an epoxy or flake base with a polyaspartic topcoat as the balance of looks, toughness, and cold performance.
Choose polished concrete when: you have a sound, good-looking slab, you want an industrial low-maintenance finish with nothing to peel, and you don't need added color or flake. It shines in showrooms and shops more than in older residential garages with rough slabs.
When none of these is right yet: if your slab is cracked, spalling, or reading high for moisture, no finish will save it until that's addressed. Prep and slab repair come first every time. The honest bottom line
For a typical mid-Michigan garage that sees cold, sun, and salt, a coating system built on an epoxy or flake base with a polyaspartic topcoat is the workhorse: it handles the climate, looks good for years, and cleans up easily. Polished concrete is excellent for the right sound slab and a more industrial look. Standard epoxy alone is the budget play for a sheltered, temperature-controlled space.
